Can you explain the process of buying or selling a home?

The process of buying or selling a home can be a complicated, detailed legal transaction. It is a good idea to contact a qualified REALTOR ® to start the process and begin the planning. There are many items to consider depending if you are buying or selling. I would be happy to discuss this in detail with you.

What is the average time to sell a house?

There are many factors to consider when thinking about the length of marketing time: location, price, condition of home, time of year and the overall market condition. All these factors affect the length of time a house could be on the market before an offer is received. As a qualified REALTOR ® I can discuss these factors and how they relate to your home.

What is Earnest Money?

Earnest money is the amount of money you put down with your offer. It is usually held by the company that has listed the house for sale. Generally it reduces the amount of the purchase price like a down payment. Earnest money is also used to keep everyone in the transaction and acting within the contracts legal obligations. If the transaction were to end without a closing the earnest money’s return would have to be agreed by both seller and buyer. Feel free to email or call me concerning earnest money and how it relates to you personally.

Do I need an inspection?

There are several inspections you can have on a home. A whole house inspection is very popular and generally a good idea. Most other inspections are your choice and may depend on the house you are buying and the details of that purchase. Some lending institutions might require certain inspections such as a well and septic inspection. As your REALTOR ® I would have a list of inspections and potential inspectors for you to consider.

Should I be pre-approved for a loan?

Yes, it is a good idea to start thinking about how you are going to purchase the home right away. If you are going to need a loan, I will be able to discuss with you, your situation, potential financing opportunities and suggest some lending institutions. A seller for a home would like to see a letter from a lending institution while evaluating your offer.

Can your REALTOR ® help you with a for sale by owner?

You may contact a REALTOR ® concerning an unrepresented seller. As an experienced REALTOR ® I can help by providing comparable sales, writing the offer, negotiating for the best possible price, assisting with inspections, discuss lending institutions, advise concerning the potential resale value, and coordinate the transaction for you through closing. The unrepresented seller would have to agree to work with the REALTOR ® .
